How does Inspect Edge calculate NSPIRE inspection scores?

How is my NSPIRE score calculated with Inspect Edge?

Inspect Edge uses NSPIRE’s official scoring model to automatically calculate your inspection score upon completion.

When does the auto-fail rule apply?

The auto-fail rule applies only if the inspectable area units lose between 30.1 and 40 points and the property would otherwise pass with a score of 60 or greater.

Are all deficiencies scored under NSPIRE?

Not all. Certain items are exempt from scoring under NSPIRE guidelines (e.g., smoke detectors, CO alarms, and tied or blocked call-for-aid strings). These items will still appear in your report but do not impact your overall score.

Additionally, deficiencies not explicitly listed in the UPCS protocol (e.g., guardrails, fire doors, and unprotected outlets within 6 feet of a water source) will not affect your score until October 2025. However, they are still documented in your report for transparency and visibility.

Scoring Repeated Deficiencies

Repeated deficiencies within the same area are only counted once. For example:

  • Multiple exposed electrical connections in a unit are recorded as a single deficiency.

  • Multiple missing fire extinguishers on a building’s inside (common areas) will be recorded as a single deficiency.

  • On the outside (exterior), multiple damaged GFCI outlets across all buildings on the property will be recorded as a single deficiency.

This feature is compatible with all plans. For example, the Per Property Plan includes one user by default, but you can easily add team members at a fixed rate. Whether inspectors work together or independently, our flexible user management helps your team stay efficient and compliant.

Syncing and Pushing Data to the Server

Smart Sync: Fast, Secure, and Seamless

Experience seamless inspection data synchronization with our advanced Smart Sync feature. It automatically pushes and pulls data from our secure server whenever internet connectivity is available.

With a strong mobile data connection, syncing typically takes under 30 seconds. In areas with weak mobile service or unreliable Wi-Fi, sync times may vary.

Our two-way sync system ensures secure and complete data transfer between devices. For example, if Inspector B uploads data to the server, that data will automatically sync to Inspector A’s tablet the next time they connect—keeping all team members on the same page.


How to Push Inspection Data to the Server

Inspect Edge works offline, storing data locally on your tablet until you’re ready to sync.

To upload your data:

  1. Tap the cloud icon.

  2. Follow the on-screen prompts.

  3. Your data will be securely pushed to our server.

This process is simple, fast, and ensures your inspection data is safely backed up.


How to Sync and Retrieve Data

Syncing ensures your tablet has the latest data from the server—whether it’s inspection updates, building changes, or data entered by other team members.

To sync:

  1. Tap the sync button.

  2. Your tablet will pull in the latest information.

  3. You’re ready to start or continue your inspection with the most current data available.

For best results, sync before starting a new inspection or when reconnecting to the internet after working offline.

Inspection Report

Provides a comprehensive assessment of a property’s condition using the NSPIRE protocol. Organized by section—Inside, Outside, and Units—it includes evaluations for each building and unit, detailed deficiency locations, post-inspection status updates, and photos. Easily downloadable as a PDF.


Customizable Inspection Report

Enables users to filter inspection data by Area, Building, Unit, and Severity Level, without showing an overall score. Ideal for detailed internal reviews. Available as a downloadable PDF.


Excel Report

Summarizes inspection data in spreadsheet format, making it easy to sort, filter, and analyze large datasets. Perfect for generating custom reports and performing in-depth reviews.


Inspection Scoring Overview

Delivers a snapshot of overall property performance, including a total score and a breakdown of point deductions by area. Highlights the frequency and severity of deficiencies across all inspectable areas.


Inspection Picture Report

Pairs high-resolution images with corresponding deficiencies, including details like location, severity level, and point value. Users can apply custom queries and download the report as a PDF for easy sharing or review.


Post-Inspection Report

Tracks the correction status of deficiencies in real time. Each item is labeled In Progress, Complete, or Not Complete, with post-inspection photos and comments offering full visibility into current property conditions.


HCV/PBV Inspection Report

Tailored for Housing Agencies serving voucher holders, this report includes a pass/fail outcome with detailed findings. It also auto-fills HUD’s HCV inspection form, simplifying documentation and ensuring compliance.

What Happens After Payment is Received?

Upon receiving your payment via credit card or check, we’ll activate your account and send you an email with your login credentials.
To help you get started, we’ll provide a recorded training video or schedule a live Zoom session for you and your team.

As part of your onboarding, we’ll input building and unit data from up to 15 separate rent rolls at no additional cost. For any additional rent rolls beyond that, our technicians can perform the data entry for an added fee—or, if you prefer, you can enter the data directly into the system yourself, based on your access level.
