Q: What is Inspect Edge?
Inspect Edge is an advanced inspection platform built to streamline NSPIRE and NSPIRE-V reporting. Designed for housing authorities, management companies, and compliance teams, it ensures accuracy, security, and HUD compliance across all programs.

Q: What’s the difference between NSPIRE and NSPIRE-V?
NSPIRE is used for HUD-owned and HUD-insured properties and uses a scored inspection model.
NSPIRE-V applies to Housing Choice Voucher (HCV) and Project-Based Voucher (PBV) programs and uses a pass/fail inspection model.

In short:

  • NSPIRE = numeric score–based inspections

  • NSPIRE-V = pass/fail inspections

  • QC and Re-Inspections apply only to NSPIRE-V

Q: Can agencies run both NSPIRE and NSPIRE-V in one platform?
Yes. Inspect Edge supports both protocols simultaneously. Mixed portfolios can manage Public Housing, Multifamily, PBV, and HCV inspections within one centralized dashboard. The system automatically loads the correct logic, workflows, and standards based on inspection type.

Technical Functionality

Q: How does Inspect Edge handle both standards?
Inspect Edge automatically loads the correct workflow when an inspection type is selected:

  • For NSPIRE, the system generates HUD-compliant scores and applies severity-based defect weights.

  • For NSPIRE-V: it uses pass/fail logic, automatically flags life-threatening issues, and supports a full range of inspection subtypes (e.g., Initial, Annual/Recurring, Re-Inspection, Quality Control (QC), Emergency, Tenant Complaint, or Special Inspection).

  • Each subtype automatically adjusts the item set, workflow, and reporting output so inspectors always see the correct standards, forms, and photo documentation required for that inspection type.

Q: Does Inspect Edge support QC Inspections?
Yes — for NSPIRE-V only. The QC (Quality Control) Inspection subtype allows agencies to randomly verify inspection accuracy after completion. Inspect Edge includes full QC variance tracking, side-by-side comparisons between original and QC results, and detailed variance reports that summarize inspector accuracy rates.

Q: Does Inspect Edge support Re-Inspections?
Yes — for NSPIRE-V only. The Re-Inspection subtype verifies the correction of previously failed items. Inspect Edge automatically links the re-inspection to the original inspection, allowing inspectors to update correction status, attach post-repair photos, and automatically update pass/fail outcomes when all deficiencies are resolved.

Q: How is my NSPIRE score calculated?
Inspect Edge uses HUD’s official NSPIRE scoring model and recalculates automatically each time you sync data. Scores are derived from deficiencies across three inspectable areas — Units, Inside, and Outside — with weighted deductions based on severity.

The severity categories and weight constants used by Inspect Edge are:

  • Life-Threatening: Unit 60.0, Inside 54.5, Outside 49.6

  • Severe: Unit 14.8, Inside 13.4, Outside 12.2

  • Moderate: Unit 5.5, Inside 5.0, Outside 4.5

  • Low: Unit 2.4, Inside 2.2, Outside 2.0

Each defect’s impact depends on its severity and location type, with deductions multiplied by the number of inspected units. As you record deficiencies, Inspect Edge recalculates total deductions and updates both raw and HUD-normalized scores in real time.

Q: How does Inspect Edge handle duplicate deficiencies?
Repeated deficiencies in the same inspectable area are only counted once for scoring. For example:

  • Multiple exposed outlets within the same unit count as a single defect under “Unit.”

  • Several missing extinguishers in a building count as one defect under “Inside.”

  • Multiple broken GFCI outlets on the exterior count as one defect under “Outside.”

Each duplicate is logged for visibility but merged in scoring to maintain accuracy and HUD compliance.

Q: When does the auto-fail rule apply?
If the average defect score for the Unit area equals or exceeds 30.1 points per unit, and the overall property score is 60 or higher, the final score is automatically overridden to 59 (Fail) under HUD’s Unit Threshold of Performance rule.

Q: Are all deficiencies scored?
No. Certain life-safety items — such as smoke alarms, CO alarms, and call-for-aid devices — are documented but non-scoring under HUD guidance. Other emerging standards (e.g., fire doors, guardrails, outlets within six feet of a water source) will appear in reports for visibility but will not affect scores until October 2026.

Syncing & Collaboration

Q: What is Smart Sync and how fast is it?
Smart Sync keeps inspection teams perfectly coordinated by synchronizing data quickly and securely across devices. With a stable connection, syncs typically complete in under 30 seconds for most inspections. In low-signal areas, Smart Sync automatically queues uploads and resumes as soon as a connection returns — so no work is lost and no data conflicts occur.

The sync engine is optimized for speed and team coordination:

  • Two-way data transfer keeps every inspector on the same live dataset.

  • Offline work is fully supported with queued transactions.

  • All transfers are encrypted end-to-end to protect sensitive inspection data.

Q: How do I push or retrieve data?

  1. Tap the cloud icon to upload completed inspections.

Inspect Edge offers secure RESTful JSON APIs with modern authentication. The platform integrates with property-management systems, housing-authority databases, and federal or state data hubs. Custom integrations can be rapidly developed to meet agency requirements.

Onboarding & Support

Q: What happens after payment?
Once payment is received, your account is activated and credentials issued. A recorded or live training session is scheduled for your team. Inspect Edge will import up to 15 rent rolls at no cost. Additional data entry services are available for a nominal fee.

Q: Is training included?
Yes. Every client receives either a recorded onboarding video or a live Zoom session covering setup, data import, and inspection workflows
